Leaving your current agent, handled for you in 48 hours

We read your agreement, serve notice on your existing letting or estate agent in your name, and chase everything they hold — keys, deposit records, certificates and the rent account — so nothing is lost in the move.

How the switch runs

Hour 0 — we read your agreement

Send us your current management or letting agreement. We check the notice period, the termination clause and any fees your agent can charge you for leaving early.

Hour 24 — notice served

We draft the termination notice in your name and, with your written authority, send it to your agent along with a formal request for everything they hold on your property.

Hour 48 — handover underway

We chase keys, the tenancy agreement, deposit scheme details, gas and electrical certificates, the inventory and the rent statement, and confirm the tenant's new contact point.

Then — live with us

Your property, tenancy, compliance dates and documents are loaded into your portal, and we book any inspection or certificate that is missing or out of date.

What we collect from your old agent

  • All keys, fobs and access devices
  • Tenancy agreement, renewals and tenant contact details
  • Deposit scheme certificate and prescribed information
  • Gas safety record, EICR, EPC and alarm records
  • Inventory, check-in and inspection reports
  • Rent statement, arrears position and outstanding works
  • Right to Rent check evidence

Be aware: your current agent may charge you

Switching agent is your right, but your existing contract is between you and them. Depending on what you signed, they may be entitled to charge:

  • an early termination or exit fee if you are still inside a fixed term or a minimum period;
  • management fees for the remainder of your notice period, which is commonly one to three months;
  • continuing commission on the rent for as long as the tenant they introduced stays in the property, where the agreement says so;
  • administration charges for releasing keys, files or deposit transfers.

Any such charge is payable by you to your current agent, not to us. We will read your agreement and tell you in writing what we believe you are liable for before any notice is served, so there are no surprises. We cannot waive another firm's fees, and nothing here is legal advice — for a disputed clause we will point you to your redress scheme or a solicitor.
