Smoke and carbon monoxide alarms

At least one smoke alarm on every storey, a CO alarm in every room with a fixed combustion appliance, tested on the first day of the tenancy.

What the law requires

The Smoke and Carbon Monoxide Alarm (England) Regulations 2015, as amended in 2022, require:

  • A smoke alarm on every storey used as living accommodation.
  • A carbon monoxide alarm in every room containing a fixed combustion appliance (excluding gas cookers).
  • Alarms tested and confirmed working on the first day of a new tenancy.
  • Faulty alarms repaired or replaced as soon as reasonably practicable once reported.

Penalties

Local authorities can issue remedial notices and fines of up to £5,000.

Alarm testing is recorded on inventory, mid-term and check-in inspections with photographic evidence, giving you a dated audit trail.
