Gas safety duties

An annual gas safety check by a Gas Safe registered engineer, with the record given to tenants.

What the law requires

Under the Gas Safety (Installation and Use) Regulations 1998 you must:

  • Have every gas appliance and flue checked for safety every 12 months by a Gas Safe registered engineer.
  • Give the tenant a copy of the record within 28 days of the check, and to new tenants before they move in.
  • Keep records for at least two years.
  • Maintain gas pipework, appliances and flues in a safe condition.

Penalties

Unlimited fines and, in serious cases, imprisonment. A missing gas safety record also undermines a possession claim.

In LIS

Upload the CP12 against the property as a Gas safety certificate. Reminders fire before expiry and the property shows as non-compliant if the record lapses.

What you must do

  • Valid gas safety record (CP12) — Renewed every 12 months by a Gas Safe registered engineer.
