EPC and minimum energy efficiency

A valid EPC is needed to market and let, and the property must meet the minimum rating unless a valid exemption is registered.

What the law requires

  • A valid Energy Performance Certificate (valid 10 years) must be available when the property is marketed and given to the tenant.
  • Under the MEES Regulations, it is unlawful to let a property with an EPC rating below E unless a valid exemption is registered on the PRS Exemptions Register.
  • Government policy is moving the minimum standard higher for the private rented sector later this decade — plan improvements early.

Penalties

Financial penalties up to £5,000 per property per breach, plus publication on the exemptions register.

In LIS

Upload the EPC against the property. Expiry reminders and the compliance dashboard track it alongside gas and electrical records.

What you must do

  • Valid EPC rated E or above — Valid 10 years; below E needs a registered exemption.
