Electrical safety and the EICR

Fixed wiring must be inspected at least every five years and the report given to tenants.

What the law requires

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require you to:

  • Have the fixed electrical installation inspected and tested at least every 5 years by a qualified person.
  • Give the report to existing tenants within 28 days, to new tenants before occupation, and to the local authority within 7 days on request.
  • Carry out any C1, C2 or FI remedial work within 28 days (or sooner if the report says so) and get written confirmation.

Penalties

Local authorities can impose financial penalties of up to £30,000 per breach.

In LIS

Upload the EICR as an Electrical (EICR) certificate. LIS tracks the five-year expiry and flags remedial follow-up.

What you must do

  • Valid EICR — Renewed at least every 5 years, with C1/C2/FI remedials completed.
